Noble Tower is a high-rise apartment building overlooking Lake Merritt in Oakland. The building has 193 living units, each with its own private balcony deck. The balconies are concrete and were previously coated with a thin coat of acrylic paint rather than a waterproof pedestrian traffic coating. The work scope included stripping of the paint, preparation of the substrate and application of a new heavy duty PMMA fluid applied waterproofing resin. In doing this work, the base of the EIFS wall at each balcony had to be cut 12” up from the deck in order to tie in the waterproofing and properly seal the bottom of the wall.
While the PMMA coating is a very durable product with a 10-year warranty, the material has a strong odor during application. The majority of the residents at Noble Tower are senior citizens and the building remained fully occupied for the duration of the work. Once work began on a given stack of balconies, the team had to remain clear of foot traffic and furniture until all work was complete. Rainbow’s team maintained regular communication with building management in order to minimize surprises and keep tenants abreast of the schedule.
